    They do not know how to do closings in Maryland. Seller beware. Check the HUD-1 VERY carefully. Make sure you get the HUD-1 at least 3 days in advance of closing or you WILL get screwed. We will be filing a complaint with the Maryland Insurance Commission for this title company.

    I thought I would share my experience with the title company (First Source Title (FST)) 1. First Source Title contacted me early in the week of April 25 to make an appointment to sign the Closing Disclosure (CD); this was odd since I had not seen the CD yet. After 3:00 pm on 4/29 FST emailed me the CD and asked to schedule signing on 5/2, 1:00 pm. This I thought was odd, since it gives less than one business day to review the CD. In retrospect, this whole process was dysfunctional because it is the notary that should be contacting me for an appointment after they have all documents in hand. 2. The CD had many mistakes; more of the numbers on the CD were wrong than correct. My name didn't appear on the CD. The Buyer was actually listed as the Seller. The Buyer's husband was listed as the Buyer. Most importantly, it appeared that FST had not read the purchase agreement. I had to tutor and argue with the owner of FST to get the CD to properly reflect the Purchase Agreement. This is all taking place on Monday, the day of signing! 3. After the CD was corrected, late in the morning, FST called me and asked how much down payment was received and who has it. This is information is in the Purchase Agreement, and a confirming call like this should have taken place a week earlier, prior to release of the CD. 4. I was at the meeting place for signing, waiting for the notary when the notary called me to make an appointment for signing. I informed the notary that FST had already made an appointment for him, and that he was 10 min. late already. He apologized and explained that he just received the documents. We rescheduled. 5. Back at my office, I received a call from another notary asking to make an appointment to sign the documents. I explained that I already had an appointment with "Bill" to sign... she said something like ".. hum... well, I will call FST and see what is going on.." A few minutes later she called and said the appointment with Bill was cancelled and we made a new one. 6. This is the cherry on the Sunday of this experience: we meet with the notary, and: she does not have the CD! She does not have the document she was sent to sign! I have an older version, one that is missing the down payment received, but we doctor it in ink and initial and sign, and everything is ... good. The deal is done, but I must say, I hope there are better options than FST.
